Mangnalls offers all architectural services from initial consultation through to completion. We can assist you at any moment in the life of a project. Our focus and grounding is the family home though we do not limit ourselves by scale or sector. For developer-led projects, we are accustomed to working within the RIBA work stages, though generally, we feel these can be rather abstract for those who do not work in the industry.

Initial consultations and feasibility studies

We can discuss your formative ideas for a potential project so you can gain a better understanding of its viability, what it will involve, and how best to proceed.

Design and planning permission

Once a project is defined and briefed, we can get underway with the design process. This usually involves a close dialogue and refinement of the initial options. This carries through to a final design proposal.

We will then prepare and oversee an application for planning permission. This may involve coordinating with other consultants such as ecologists and arboriculturist.

Technical design, tendering, and site consultation

Once permission is granted, we will upgrade your planning drawings to technical plans. These plans are often produced in coordination with a structural engineer amongst other consultants. The levels of information in these technical drawings can vary greatly from what is known as ‘building regulation drawings’ to a full specification.

As their title suggests, ‘building regulation drawings’ assist with signing a project off by a building control inspector. A prospective builder can review these technical plans to put together their pricing through various different tendering routes.

Contract administration and completion

With the sums involved with a building project, we always recommend work is undertaken through an office construction contract. These will usually involve a contract administrator. This involves us staying closely up to date with the progress of a project, conducting regular site inspections, and chairing progress meetings with the builder.

Through this role, we certify different stages of the project and give assessments or decisions about whether the contact teams have been met or otherwise.
